Boston's Demographic Mosaic: Unveiling Neighborhood Insights

Dorchester remains the largest Boston neighborhood, housing over 126,000 residents, nearly a fifth of the city's population. Roxbury follows with around 50,000 residents, while Bay Village is the smallest with approximately 1,600. This analysis utilizes city-defined neighborhood boundaries aligned with census tracts for precise comparisons.

Despite Boston's majority-minority status since the turn of the century, racial segregation persists in many neighborhoods. Mattapan, for instance, is predominantly people of color, with about 92% identifying as such, and nearly 70% as Black. The neighborhood's racial composition has remained stable, though Haitian and Latino immigrant communities have grown.

East Boston has the highest Latino population share, exceeding half its residents. It also boasts the highest multiracial identification, at around 43%, more than double the next highest, Dorchester. Conversely, the North End and Beacon Hill have the highest white resident shares, each at nearly 90%.

Wealth Clusters in Select Neighborhoods

Massachusetts leads the nation in wealth, yet Boston's prosperity is unevenly distributed. The Seaport, or South Boston Waterfront, has the highest concentration of high-income households, with over 40% earning above $200,000 annually. This area is experiencing rapid growth, featuring luxury towers, high-end offices, and new retail developments.

Buildings in the Seaport contribute significantly to Boston's property tax base, but rising sea levels and flood risks threaten this wealth concentration. South Boston and Charlestown, once working-class neighborhoods, now rank close behind the Seaport in wealthy resident shares, marking a significant transformation.

Shrinking Child Population

Boston and Massachusetts have witnessed a decline in the child population for years, resulting in a loss of approximately 70,000 public school students over two decades, an 8% statewide decline. The highest concentrations of residents under 18 are found in the southern city areas, including Dorchester, Mattapan, and West Roxbury, where children constitute over 20% of the population.

Longwood has the smallest child population share, at about 2.7%, along with other downtown neighborhoods like the North End and Back Bay.

Renters Outnumber Owners

Boston has a renter-dominated housing market, with over 60% of units renter-occupied. Renters are particularly concentrated in the city's densest, student-heavy neighborhoods.

Chinatown leads with over 90% of occupied units rented, followed closely by Allston and Fenway. In contrast, outer-city residential areas like Hyde Park and West Roxbury have renter shares of 40% or less.

Boston's Global Neighborhoods

Boston's population has fluctuated, especially during the COVID pandemic, but several neighborhoods have experienced significant infusions of Asian and Latino residents, reshaping the city's demographics.

Chinatown and East Boston have the highest shares of foreign-born residents, with approximately 51% and 45%, respectively. In Chinatown, many foreign-born residents are of Asian origin, while in East Boston, most are Latino.
